ABOUT SHAWN


We get a lot of questions about our background and about the genesis of the program.

Shawn is a licensed Realtor(R), and Broker, who is involved in surplus funds and estates funds and bankruptcy funds recovery full time.  He is the father of 3 wonderful children and is married to the same beautiful woman he met in college years ago.  Shawn was a den leader for his son's local cub scout pack, is an avid griller and a Christian with a local - Concord NC - church.  He was involved in jail ministry but is opening a new ministry working with folks who can't pay medical bills for their family.   

In 2005, Shawn met an investor over a flip - a home that had been purchased at foreclosure and needed to be sold.  Shawn sold the home quickly and they began to have a long and mutually profitable relationship.  In late 2006, the investor began to share the surplus funds program with Shawn.

Unfortunately, Shawn liked to do tandem skydiving.  During a skydive in South Carolina, just South of Charlotte, a tandem instructor pointed out a lake about 45 minutes from South Charlotte.  Lake Norman and Lake Wylie were selling extremely well, so the thought of another local lake was intriguing.  Immediately after touching down, Shawn called the investor and they took a trip to the lake - Lake Wateree.

In just a few weeks, Shawn found a waterfront lot that could make for an incredible condo development.  For $20,000, they tied up millions of dollars of property for with a year to close and it was assignable.  The point was to flip the contract and make a few hundred thousand off the assignment of the deal.

Unfortunately - this 'unfortunately' is a recurring theme on this deal - Shawn paired up with a friend that talked them into developing the project themselves.  This friend promised he would get the money to make it fly.

Against their better judgment, Shawn and his investor took on the project.  Over the course of 9 months, they addressed the lake home owner's association, the fire department (they needed a ladder truck to serve the condos), zoning, the architect, surveying, planning, town council, etc.  At the eleventh hour, the friend admitted he was not able to secure the money.  A last minute attempt to secure hard money lending did not work, as we were now in the final quarter of 2007 and the real estate market was falling apart fast.

Shawn split up with the investor and didn't get back together until years later.  Since then, they have been refining their methods for surplus funds recovery.  At that point they decided to 'let the cat out of the bag' and put the ebook online.
